Help Deciding, Preparing and Selling Your Property

You don’t need to decide to sell, or get the house ready, before you call me.

Whether it’s your own home, an inherited or trust-owned house, a vacant property or a home you own from out of state, I can help you compare keeping it, moving in, renting it, selling it as-is, or preparing it and then selling. You make the decision. If you decide to move forward and approve a plan, I can find and coordinate the people and work needed to carry it out.

How I can help

A free consultation and financial options review

We look at the choices you actually have: keeping the property, moving into it, renting it, or selling it. I can compare the estimated sale proceeds, the potential rental income, what preparation might cost, the carrying and ongoing expenses, and the practical responsibilities that come with each path, so you can see the tradeoffs side by side.

This personalized review happens through a conversation with me. It is different from the emailed home-value estimate (CMA), which shows a value range based on recent sales but does not include a financial comparison or recommendations. The numbers are property-specific estimates built on stated assumptions, and legal or tax questions still belong with your attorney or accountant.

Comparing your preparation choices

You can sell as-is, you can protect the value the house already has by addressing real problems, or you can invest in improvements that may add value. None of this work is required. Which direction makes sense depends on your goals, your budget and whether the likely benefit justifies the cost and the time, and I will walk you through that before anyone spends money.

Finding and coordinating the people who do the work

Once you choose a direction and approve the plan and budget, I can find and coordinate the people needed to carry it out, including handymen, general contractors, plumbers, electricians, pest-control companies, junk-removal crews and housekeepers. I arrange appropriate providers, review their proposals with you, schedule access and work, follow up on progress and keep you updated, so you have one local point person instead of having to find and schedule everyone yourself.

Cleanouts and getting the property ready

If the house is full, I can help you plan how the belongings will be handled according to your instructions, whether items are being kept, given to family, donated or removed. Nothing valuable or sentimental is thrown away without your direction, and I usually recommend that the family decides what to keep before a cleanout begins.

Rental preparation, if renting is your choice

If you decide to rent the property, I can help identify the local permits, inspections and safety requirements that may apply and coordinate appropriate help to address them. Requirements vary by municipality and by property, so not every home automatically qualifies as a rental, and I do not personally certify compliance; the town, its inspectors and licensed professionals make those determinations. I can also help you list the property for rent. I do not offer ongoing rent collection or tenant management.

Local oversight for owners who live elsewhere

If you live out of state or simply can’t be at the property, I can be your local contact for access, provider visits and progress checks. I send updates along the way, and you approve the decisions, the budget and the plan.

Selling the property, or listing it for rent

When you choose to sell, I handle the pricing, marketing, showings and negotiation and carry the sale forward through closing. If you choose to rent instead, I can help with the rental listing.

What it costs

Consultations, information and financial options breakdowns are always free, whether or not you decide to sell. If you ask me to help carry out work, we discuss the scope and the costs before anything proceeds, including what outside providers will charge, so you know where you stand before you approve anything.
