Most people think hiring a real estate broker is about finding someone to open doors or put a sign in the yard.

I don't see it that way.

Buying or selling a home is usually one of the largest financial decisions a person will ever make. My job isn't to pressure you toward a transaction. My job is to help you understand the situation well enough to make a confident decision.

Whether you ultimately hire me or not, this is the framework I use with my clients.

Start with evidence, not opinions.

Before discussing price or strategy, I study comparable sales, market activity, and the facts that actually exist—not what anyone hopes is true.

Understand before deciding.

Every recommendation begins by understanding the client's goals, finances, timeline, and alternatives.

Reach the conclusion together.

Rather than telling people what their house is worth, I walk through the data with them and ask what they see. We arrive at the conclusion together.

Know the real numbers.

Before making any decision, calculate the true cost of buying or selling—including closing costs, mortgage payoff, taxes, legal fees, and estimated net proceeds.

Not every property should be sold.

Sometimes selling is the wrong decision. If I believe waiting, renting, or exploring another option serves the client better, I'll say so.

Teach first.

An informed client makes better decisions than a client simply following instructions.

Why I Built This Playbook

I've watched too many people make real estate decisions because they felt rushed, overwhelmed, or believed they only had one option.

Sometimes that meant accepting an offer too quickly.

Sometimes it meant overpaying.

Sometimes it meant selling a home that should have been kept.

Those decisions usually weren't caused by bad intentions.

They were caused by incomplete information.

This playbook is my attempt to change that.
