A Book by Andrew Ragusa

The Real Estate Agent’s Blueprint

The licensing course teaches you the rules. It does not teach you how to build the business.

I wrote this book for newly licensed real estate agents who want useful information about how the business actually works. It combines practical instruction with real stories and humor, while giving straightforward answers and cutting through the nonsense and noise that people often encounter when they ask others in the industry for advice.

Who I Wrote This For

For the newly licensed agent trying to figure out what comes next.

Getting a real estate license and learning how to build a real estate career are two different things. The licensing course teaches the laws and rules you need to pass the exam, but it does not teach you how to create systems, find business, work with buyers and sellers or communicate in a way that gives people confidence in your guidance.

I wrote this book for the person entering the business who wants a straightforward explanation of what the job actually requires. It is not based only on theory. It includes the systems I use, the lessons I learned, the mistakes I made and the situations that helped me understand how this business really works.

Inside the Book

The practical parts of building the business.

The book follows the career from getting started and setting up the right systems through finding clients, conducting consultations, managing transactions and closing the deal.

Getting Started

How to choose where you work, find people you can learn from and understand the difference between an opportunity that sounds good and one that will actually help you grow.

Building Your Systems

Why your database, email, phone number, calendar and follow-up process have to belong to you and continue working even if you change brokerages or business relationships.

Generating Business

A straightforward discussion of prospecting, open houses, referrals, online leads, paid advertising and the companies that promise agents more than they can realistically deliver.

Working With Buyers

How to conduct a buyer consultation, explain financing and market conditions, establish expectations and give buyers enough information to make confident decisions.

Working With Sellers

How to review the market with a homeowner, discuss pricing and preparation, explain the selling process and create a strategy based on the property and the seller’s actual situation.

From Contract to Closing

How to remain involved after an offer is accepted, communicate with the other professionals, help solve problems and finish the transaction without disappearing from the client’s life.

Why I Wrote It

Useful knowledge, real stories and straightforward answers.

I wrote The Real Estate Agent’s Blueprint because I wanted to put out useful knowledge that could help someone build a career in this business. I also wanted to share the stories and humor that come with seeing how things actually play out, because real estate rarely unfolds as neatly as the training material makes it sound.

You do not always get 100 percent of the truth when you ask people in the industry how the business works. There is not always enough transparency. I wanted to cut through the nonsense and noise, give straightforward answers and explain what I learned from the situations that went right as well as the ones that did not.

We do not sell houses; we sell ourselves as being a reliable resource of information.

Real Stories From the Business

The lesson is easier to remember when you know what actually happened.

The book uses situations from my own career to explain why the systems and strategies matter. Some were successful, some were frustrating and some were funny enough that they stayed with me long after the transaction or conversation ended.

The Team That Looked Better From the Outside

Why the promises of leads, training and support changed once the commission was divided among Zillow, the team and the brokerage.

The Showing I Forgot

How cooking dinner while an appointment waited at the property demonstrated why a calendar and reliable systems matter.

A Consultation From a Shopping Cart

What a buyer’s behavior during a video consultation revealed about qualifying people before investing hours showing property.

The Ring-Doorbell Telegram

How trying to make a homeowner laugh while prospecting turned an ordinary lead-generation lesson into one of the book’s more unusual stories.

About the Author

I wrote the book from my experience doing the work.

I am a licensed New York real estate broker and the Broker of Record with REMI Realty. I have spent more than 11 years representing buyers and sellers across Long Island, Queens, Brooklyn and New York City. I have handled more than 140 home sales, including traditional transactions and complicated situations involving foreclosure, property condition, tenants, title issues, repairs and homeowners who needed to sell one property while purchasing another.

My approach with a client is the same approach I took with the book: present people with the information they need, explain what I am seeing and why it matters, answer the questions directly and let them make their own confident decisions.
