Information you provide

When you contact us through the Website, we may collect the information you choose to provide, including:

• Your email address and/or phone number
• The topic of your inquiry
• The message or details you submit
• How you heard about us or found the Website
• A property address or town and information about a real estate situation, when you choose to provide it
• Information you provide later while discussing or receiving real estate services

Please do not enter Social Security numbers, financial account or payment-card details, passwords, wiring instructions, or other highly sensitive information into a Website contact form or Chloe.

Information collected automatically

The Website’s hosting, security and analytics tools—including Lovable’s built-in visitor analytics and Google Analytics 4—may automatically collect or derive limited technical and usage information. This may include your Internet Protocol address, approximate location derived from that address such as country, browser and device type, referring website or source, pages visited, approximate timestamps, general website interactions and diagnostic or security information. This information is used to operate, protect, troubleshoot and understand use of the Website.

Information from other sources

We may receive information when you contact Andrew Ragusa or REMI Realty LLC through a third-party real estate platform, professional directory, social platform, referral source or other service. Information collected by those third parties is also governed by their own privacy policies.

We may use information to:

• Respond to questions and consultation requests
• Understand the property or real estate situation you asked us to evaluate
• Provide, coordinate or follow up on real estate services
• Communicate with you about your inquiry or an existing professional relationship
• Operate, secure, troubleshoot and improve the Website
• Maintain appropriate business and transaction records
• Comply with applicable legal, regulatory and professional obligations
• Measure Website traffic and interactions, understand broad referral sources, and determine which pages, resources and contact options visitors find useful

Chloe is an AI assistant. When you use Chloe, your messages and relevant conversation history are processed through Lovable’s AI gateway and an AI model provider, currently OpenAI, to generate responses. If you submit a contact request, AI may also generate a summary of your conversation to help Andrew understand your inquiry.

We save conversation messages and details you share about your real estate situation for private administrative review, responding to inquiries, and improving the assistant and Website. Conversations may be saved even if you do not request contact or provide your name. Your browser also stores chat history and a visitor identifier so the conversation can continue. Starting over clears the locally saved conversation; it does not automatically delete records already saved on our systems.

When you submit Chloe’s contact form, we save the contact details you provide and link them to your conversation where available. A notification containing your contact details and relevant conversation summary may be delivered to Andrew through our email service provider. Chloe also records the page where the conversation began and available referral or campaign information to help us understand how visitors find the Website.

We maintain separate private content-coverage records to identify questions the Website could answer better. These records contain a shortened question, matched-source information and coverage results rather than the full conversation or a duplicate of your contact submission. Before saving these questions, the system attempts to remove common email addresses, phone numbers, street addresses and ZIP codes. This automated removal is not guaranteed to identify every personal detail and does not redact the separately saved full conversation.

Please do not enter Social Security numbers, financial account or payment-card details, passwords, wiring instructions, or other highly sensitive information into Chloe. You may contact us using the details below to request review, correction or deletion of information, subject to the retention exceptions described in this policy.

We do not sell or rent personal information.

Information may be shared in limited circumstances:

• With service providers that support AI processing, database storage, website hosting, form delivery, email delivery, analytics, security, communications or other business operations. Andrew may privately review Chloe conversations and contact requests, while these providers process information as necessary to deliver and support their services
• With real estate professionals or transaction participants—such as attorneys, title professionals, lenders, inspectors, contractors or other service providers—when you request an introduction, direct us to share information, or sharing is reasonably necessary to provide a service you requested
• When required by law, legal process, court order or a regulatory authority
• When reasonably necessary to protect the rights, safety, security or property of Andrew Ragusa, REMI Realty LLC, Website users or others
• In connection with a business reorganization, transfer or similar transaction, subject to applicable law

Third parties that receive information have their own privacy practices and responsibilities.

Chloe uses browser local storage to retain chat history and a visitor identifier so a conversation can continue, and session storage to retain available referral or campaign information. Starting over clears the locally saved conversation, but does not automatically delete records already saved on our systems.

The Website uses Lovable’s built-in visitor analytics and Google Analytics 4 to understand how people find and use the Website. These services may report information such as visitor and page-view counts, traffic sources, pages visited, device type, approximate country, visit duration and general engagement.

Google Analytics 4 also records limited website events, including page views, clicks on telephone and email links, successful contact-form submissions and clicks on links used to purchase Andrew’s book. These events help us understand which resources and contact options visitors use.

Names, email addresses, telephone numbers, chat messages, property addresses and other information entered into contact forms or Chloe are not intentionally sent to Lovable’s visitor analytics or Google Analytics 4. A successful contact-form submission may be recorded as an event, but the contents of the submission are not included in that event.

These analytics services may use cookies, local storage or similar technologies and may process limited technical identifiers and usage information according to their own privacy practices. You can control or block cookies through your browser settings. Blocking some technologies may affect website functionality or the completeness of analytics reporting.

We do not use these analytics tools to sell personal information or to send personal or form-submission information to advertising platforms. If targeted-advertising technologies or materially different tracking practices are added in the future, this Privacy Policy must be reviewed and updated before they are activated.

We retain information for as long as reasonably necessary to respond to an inquiry, provide requested services, maintain business and transaction records, resolve disputes, enforce agreements, and meet legal, regulatory or professional obligations. Retention periods can vary based on the type of information and the reason it was collected.

We use reasonable administrative, technical and organizational measures intended to protect information. No website, email system, storage system or Internet transmission can be guaranteed to be completely secure.

You may ask to review, correct or delete personal information you previously submitted through the Website. Some information may need to be retained when required for legal, regulatory, transaction, recordkeeping, security or dispute-resolution purposes.
